Director of Maintenance

JOB REQUIREMENTS
1. Ability to follow oral and written instructions

2. Ability to problem-solve, think independently and respond effectively in emergency situations

3. Mechanical aptitude and knowledge of the facility, equipment and its systems

4. Ability to prioritize maintenance tasks according to needs of residents and facilities

5. Willing to perform routine, repetitive tasks on a continuous basis, despite possible frequent interruptions

6. Ability to perform task with due consideration for residents in the vicinity

7. Ability to work and cooperate well with other employees

8. Willingness to work in other positions temporarily when necessary

9. Experience in working in Post-Acute Care Settings ( 3-5 years)

10. Familiar with the regulatory requirements –Ohio Dept. of Health, RCF Licensure, NFPA

PHYSICAL REQUIREMENTS
1. Physically capable of walking, reaching, bending, lifting, pushing and being on feet for long periods of time

2. Ability to read, write and speak English

3. Ability to go in and out of warm and cold temperatures without a problem

4. Ability to operate equipment – lawnmower, snow blower and other power tools

5. Ability to remain calm in stressful situations

JOB RELATIONSHIPS
1. Reports to the Administrator
2. Responsible to residents and sponsors

JOB RESPONSIBILITIES
1. Interact with residents, families, staff and other visitors to the facility in a pleasant, respectful and courteous manner

2. Responsible for preventative maintenance, repair and upkeep of buildings, equipment and grounds including lawn care and snow removal contracts

3. Responsible for removal of trash from building in a timely manner

4. Assists outside contractors with building layout, location of equipment and operating systems

5. Complete Repair Requisitions slips and return to Director on a daily basis

6. Attend daily Department Head meetings and monthly Resident Council

7. Be on call for emergency repairs

8. Assist Recreation Director as needed.
9. Assist Director with any miscellaneous tasks

10. Supervise and schedule Housekeeping staff (potentially)
